Position at Jackson Family Investments

POSITION SUMMARY:
 
Plans, organizes, directs and performs the activities and work involved in maintenance and repair of company properties, including both residential and commercial properties.
 
 
ESSENTIAL FUNCTIONS/DUTIES:
 
  • Perform a wide variety of general building maintenance repairs and services.
  • Familiar with HVAC/electrical/plumbing/systems troubleshooting.
  • Install light bulbs, doors, cabinets, paneling, laminates, etc.
  • Replace washers, faucets and seals on malfunctioning plumbing equipment; repair leaky faucets and clean clogged drains.
  • Paint interior and exterior walls and cabinets; hang wallpaper and pictures; assemble furniture.
  • Repair and maintain paint, carpet, appliances, plumbing, heating & air conditioning.
  • Conduct basic estimating, job costing, and project scheduling.
  • Complete make-ready process of vacant residential properties as directed by the Property Manager.
  • Perform welding as needed.
  • Schedule and complete preventative maintenance as necessary.
  • Coordinate special projects as directed by manager.
  • Assist in monitoring all work being performed by outside contractors. Often supervises journey-level maintenance mechanics (both in-house and subcontractors) having welding, refrigeration, plumbing, carpentry and electrical skills.
  • Responsible for alerting the manager of any unusual occurrence and/or damage that have taken place or that may occur.
  • Assure safety standards are used which comply with all company, local, City, State and Federal guidelines.
  • Work within expense limits established.
  • Obtains quotes and cost estimates on construction projects; compares bids and makes recommendations to management.

JOB REQUIREMENTS:
Essential Skills, Experience, and Education 
  • High School diploma or equivalent required.   
  • Valid California Driver’s license is required, clean DMV record and reliable transportation. 
  • Basic carpenter/maintenance tools required.
  • Ability to follow direction and stay on task to completion.
  • Flexibility and multitasking ability.
  • Cooperative/adaptable and able to work and communicate with different people, groups, and settings.
  • Written communication skills necessary for completing forms and log entries of daily/weekly accomplishments. 
  • Basic computer skills necessary for communicating via email, expense reconciliation, completing basic forms. 
  • Ability to work overtime, and after-hours emergency shift occasionally. 
Property Maintenance Tech I
  • 2-4 years of progressively responsible facilities maintenance/construction experience.
 
Physical Requirements: 
  • Must be able to exert 50 to 100 pounds of force occasionally, and/or 25 to 50 pounds of force frequently, and/or 10 to 20 pounds of force constantly.
  • Ability to frequently lift and/or move up to 75 pounds and occasionally lift and/or move up to 100 pounds. 
  • This job requires frequent standing, use of the hands and reaching with the both the hands and arms. 
  • Occasional sitting, walking, climbing, balancing, stooping, kneeling, crouching or crawling. 
  • Position requires the ability to distinguish between colors, adjust focus as well as peripheral, close and distance vision.
  • Ability to work with heights (working on ladders, roofs, etc)
  • The employee is occasionally exposed to wet and/or humid conditions, and/or extreme heat. 
WAGE TRANSPARENCY:
The base pay for this role ranges from $25.51 - $30.92 per hour. Compensation will be determined by candidate experience, skills, and location.
